Specification 18 Class 2 and 3 buildings not more than 25 m in effective height

To clarify that Specification 18 details requirements for the design and installation of fire sprinkler systems.

S18C1 details requirements for the design and installation of fire sprinkler systems. It also provides concessions specifically for Class 2 and 3 buildings which are not more than 25 m in effective height and have a rise in storeys of 4 or more.

State variations

To ensure Class 2 and Class 3 buildings have appropriate fire sprinkler systems installed as per specified standards.

For Class 2 or 3 buildings with an effective height of not more than 25 m and a rise in storeys of 4, the necessary automatic fire sprinkler system should comply with one of the prescribed standards: AS 2118.1, AS 2118.4, FPAA101D (excluding residential care buildings), or FPAA101H (excluding residential care buildings).

Special considerations are in place for buildings with more than 100 sprinkler heads or those accommodating a significant number of residents. Additionally, specific measures are outlined for alarm systems, especially in the case of residential care buildings.

To provide concessions, which are intended to offer some flexibility in building design, provided the structure is equipped with a mandatory automatic fire sprinkler system.
